Commercial loan approval is not binary โ€” it's a spectrum of likelihood that you can meaningfully influence with the right preparation. Here are the most impactful steps to take in the weeks and months before applying.

1. Get your accounts up to date

Lenders want to see recent, credible financial information. If your last filed accounts are 18 months old and your management accounts are three months behind, you're starting at a disadvantage. Ensure your accountant has prepared current management accounts โ€” P&L and balance sheet to the most recent month โ€” before you apply.

2. Clear or explain adverse credit

Check both your business and personal credit files before any lender does. If there are CCJs, defaults or missed payments, consider whether you can satisfy them before applying. If you can't, prepare a clear written explanation โ€” circumstances, what happened, and what you've done since. Surprises kill deals; explained history often doesn't.

3. Clean up your bank account behaviour

Lenders look at 6 months of bank statements in detail. Returned direct debits, persistent overdraft use near the limit, or accounts going into the red are red flags. In the months before you apply, try to run your account tidily โ€” maintain a healthy average balance and avoid bounced payments.

4. Reduce existing borrowing where possible

Your existing debt obligations reduce the monthly headroom available to service new debt. If you have short-term credit card balances or small loans that can be cleared, doing so before applying improves your debt service coverage ratio โ€” one of the key metrics lenders assess.

5. Be specific about the purpose

A specific, well-justified purpose ("ยฃ80,000 to purchase CNC equipment for a confirmed order from a customer") is far more compelling than "general working capital." Where possible, tie the loan to a specific, provable business need. Supporting evidence (contract, invoice, quote) transforms applications.

6. Apply through a broker, not direct

Multiple declined applications leave footprints on your credit file and reduce future approval chances. A good broker does soft searches first, matches your profile to the most likely lenders, and presents your case professionally. The application that lands on an underwriter's desk via a respected broker is treated differently to one from an unknown applicant.
